La Reserva – Los Sabinos Real Estate, Rentals & Info

Located on the far west side of Ajijic just before La Canacinta is Los Sabinos (A natural tree of Mexico) and La Reserva (The Reserve). Two separate Communities know as Condominiums and built by one of the most popular development companies Lakeside, The Desherman group. Both of these gated complexes have fabulous common areas, some of the best in the area to be precise. La Reserva is the largest of both, with several phases under development. It has the most extensive amenities in the Lake Chapala area, that include an infinity pool (lakefront pool), tennis courts, a gym, restaurant, Lakefront access, boutique hotel, club house and even a boat dock. Los Sabinos is a smaller community, however it has great common areas such as a heated pool, clubhouse, hot tub and a barbecue grilling area.

Communities: Both have controlled access and a private security company monitoring the entrance, streets and common areas 365 days out of the year. Most homes in both communities do not have Lake views, there is a few in La Reserva who do but most only from the second floor. Roads in both are nicely paved, making walking your pets or simply taking a jog much easier than on traditional cobble stone streets you find in Mexico. Each has its separate bylaws and Home Owner Association.

Area limits of Los Sabinos & La Reserva

Below is a location map of both communities, La Reserva is marked in blue and Los Sabinos is marked in orange, they are both located very close to each other and right after the the local Ajijic cemetery. Although they are well organized and modern communities, you are not within walking distance to most restaurants, shops, banks and shopping centers in Ajijic. A car is recommended for doing your shopping, unless you enjoy walking a few miles. The Lakeside Walmart is only a 10 minute drive away.

Real Estate, Rentals & Neighborhood

In general both communities have a very similar design and are built by the same development company. So “La Reserva” and “Sabinos” are in a similar price category, although some two bedroom homes in “La Reserva” can go for more. The design and finishes are very modern, stainless steel appliances with a touch of traditional Mexican features such as the Cupula ceilings which are layered by hand with bricks. An average price range would be from the low 200,000 USD up to 300,000 USD for larger two story homes, while rentals go for 900USD (unfurnished) up to 1,600 USD (furnished). The features that set both apart would be the common areas.

As mentioned before La Reserva has some of the best amenities in the area, and is catered towards the boating and retirement community, however the common areas are private and each home in the community can join for an additional fee. So if you buy or rent a home there, you would have to pay an additional fee to use the amenities. The common ares in Los Sabinos are well maintained and sufficient for the average retiree. There is no extra fee to pay to use them, as their maintenance is already included in the Condo Association fees. The picture set below shows you an example of the streets, common areas and a few homes in both areas. The average lot sizes are about 300 square meters and construction size about 260 m2.

NOTE: La Reserva also has suites it rents out to guests who wish to stay a night or week. This is a great advantage for homeowners who have family visiting, that can stay in the development but not directly in their home.
