- What is Access Lake Chapala and what services does it provide?
Access Lake Chapala is a Real Estate company that also offers different services for people looking to visit, live or retire in the Lakeside area. It was formed in 2010 by a team of people who are passionate about the area and this shows in our work. We love living here and want to show the world how beautiful and magical it is by showing you how to get here, what its like, the living options you have and how to become a local.

- How do I search for rentals?
You can search for rentals by clicking on “Listings” and to do a more exact search click on the “For Rent” button just under the main menu, you will be able to see all available rentals we have at the moment on this section.
- How do I search for sales?
You can search for rentals by clicking on “Listings” and to do a more exact search click on the “For Sale” button just under the main menu, you will be able to see all available homes for sale we have at the moment on this section.
- How can I rent a house from Access?
Its rather simple and we have put together a step by step guide on how to rent a house from Access once you have picked out which one you want to rent. You can read and even print this out on our “Steps to Rent from Access” article
- How can I buy a house from Access?
Access is a member of the Chapala Association of Realtors (chapalamls.com), opening the doors for our sales clients and paving our way to providing the same great service we have for rentals to potential home buyers and sellers, to get started send an email, we are good listeners and are ready to help you find the perfect home. - Regarding Rentals, what is the 45 day rule and how long can I wait before moving into a rental?
Access shows its clients who are ready to rent homes they select from our website right away and you can reserve/hold a home with a deposit, but you need to be ready to move into the home within 45 days. If you are more than 45 days out before being ready to rent, we cannot show the rentals you pick. Why do we do this? Landlords want to rent their houses as soon as possible and if they were to hold their house for someone who wants to rent 3,6 or 12 months down the road, they lose out on other tenants who want to move in right away and sign a yearlong lease. Homes in the area get rented rather quickly, so if you see one you like but are not ready to move in yet, you can keep an eye on the site to see if it will still be available 45 days before you want to move in we can make an appointment for you to see it and you can book it if you want to rent it.
- What does “Leases Expiring” mean and is the rental available on the day it says?
This means that the house you are looking at is rented but the current tenants lease agreement expires on the day marked in read. The tenant has the first option to renew that lease but has to give us notice 45 days before their lease expires if they want to renew or not. If they DO NOT want to renew we can start to line up potential tenants who are interested in seeing the house and renting it. So, any house you see marked as rented with a lease expiring date, you can email us if it is with the 45 day range of expiring and we check with the current tenant if they are going to renew.
- How can I rent a car from Access?
You can see what we have available for rental cars in our “Car Rental Section“. There is a form on this page where you can email us the dates you are looking to rent and for how long. The vehicles we have are used and in great shape, have a car at an affordable price is perfect for exploring the different areas Lakeside.
- What area in Lake Chapala is best for me?
That depends on each individual, there is a variety of different gated communities, central locations in town and even areas on the outskirts of Lakeside, which one is right for you depends on your needs. We recommend you check out two sections on our site to find out, check out the different areas in our “Towns” section and see examples of some subdivisions in our “Real Estate Guide” section. This will give you a better idea of each area through pictures, information and even aerial videos filmed by our drone.
- I want to get the know the Lakeside area?
We get hundreds of emails from people wanting to know more about Lakeside and most of all people wanting to visit and getting to know the different towns and seeing some homes while they are here. This is why we have started or “Tours”,we offer 2 TYPES of tours guiding you through the communities around Lakeside and showing you the ropes. We start of in Chapala and end in San Juan Cosala, in which we cover most of the areas highlights along with different properties through out the villages. - How can I see more pictures & videos of the area?
This is one of our favorite questions! Make sure you check out our “Picture Gallery” where we add as many pictures of local events and happenings as the years pass, we even have an archive of pictures the dates back for years. Check out our “Videos” section and the “Access Youtube Channel” where we have thousands of videos we have taken over the years of homes, events and the area in general.
- I want to move to Lake Chapala but do not know where to start?

- What Visas do I need to live in Mexico and what kind are there?
This is a very common questions that gets asked allot. We have put together a very detailed article on this in our “Legal & Immigration section“, it will tell you the exact steps on how to get your visa depending on how long you need it for. - Why do you have so much content, pictures and videos?
As we have mentioned before, the team behind Access is truly passionate about the Lake Chapala area, we want to express this passion through as much graphical content as we possible can. When researching moving to a different area, especially a different country, everyone wants to see pictures, videos and read up on good helpful information before moving. Just seeing pictures of the people, houses, events and Lake gets those butterflies moving in your stomach with the urge of moving to a new home.
- I want to be kept updated, do you have a newsletter or mailing list?
Yes, we actually have several ways of being kept updated by our content. One is by listing alerts, this means we send you an email every time we add a new home to our site, you can subscribe to this list on the right hand corner of any property listing. The second is our blog, if you only want to be kept updated every time we add a new blog post, you can subscribe for this alert on the right hand side of any one of our blog posts ion the blog section.
- I have a house in Lake Chapala and want to Sell or Rent it , how do I go upon doing this?
